How to Decrease the Time Your Home is on the Market

Home sales are known for taking months to complete. That is fine when you have all the time in the world, but many people don’t have that kind of time. Luckily, you do have options. There are steps you can take to significantly reduce the amount of time that your home is on the market. Here are just a few:

Put Some Effort Into Marketing

When it comes down to it, home sales are still just sales. And for sales to be successful, you need strategic marketing. After all, marketing is the only way you can get the word to the right people that you have the perfect home for them.

Today’s home sales rely heavily on online marketing. In fact, many prospective home buyers narrow down their search before they even see their list of homes in person. Virtual tours, well-staged photographs, and listing on the big MLS websites are helpful for selling your home quickly.

Find a Reliable Buyer

The worst thing that can happen when you need to sell your home in a hurry is to have an accepted offer fall through. Unfortunately, there aren’t many ways to safeguard against this. However, one way to ensure that your buyer is reliable is to find a cash buyer

Many cash buyers are investors of some kind, such as house flippers or home-buying companies. You might get a cash offer from a more traditional buyer, as well. Either way, selling to a cash buyer can trim weeks off the sale time. It eliminates the wait and worry over funding.

Sell it As-Is

Many home investors are happy to purchase your home as-is. This means that you don’t have to fix it up or add any updates like you normally would for a conventional sale. Removing the need for these repairs and upgrades can take months off of the sale time. It also means that you don’t have to spend any out-of-pocket money to sell your home. Furthermore, home-buying companies eliminate realtor fees, generally pay your closing costs, and can typically close in a matter of days.

If you need to get out of your house fast, for whatever reason, there are ways to do it. Choose your strategy based on your needs. If you want out as quickly as possible but have plenty of time, focus on your marketing strategy. If you are a little more pressed for time, look for a cash buyer. And if you desperately need out within a matter of days, reach out to a local home-buying company.
